Planning for the Future

As Toronto continues to grow, we see the need for more housing near transit. Located just minutes away from the Davisville Subway Station and many other community services and amenities, this site is the ideal location to provide homes for future residents of the neighbourhood.


The Site

The southwest corner of Pailton and Davisville, municipally known as 141 Davisville, is privately-owned land that is currently vacant. A small portion of the 111 Davisville property where the existing 141 Davisville driveway is located forms part of the site. The existing apartment buildings at both 111 & 141 Davisville will remain as part of the proposal.

111 & 141 Davisville: Our Commitment

All tenants of 111 & 141 Davisville will be able to remain in their homes; the proposal is to fill in the vacant land at the southwest corner of Pailton & Davisville. The owners and development manager for the Pailton & Davisville project are committed to supporting tenants of 111 & 141 Davisville throughout the process. This timeline will tell you where we are in the process, who we have met with, and what the current status of the application is. It is common, during the planning application review process, that periods of time will pass without an update while the City of Toronto conducts its review of the application.

What is currently on the site?

The site is vacant privately-owned land at the southwest corner of Pailton and Davisville, municipally known as 141 Davisville. The site also includes 111 Davisville for application purposes because a small portion of the 111 Davisville property where the existing 141 Davisville driveway is located forms part of the site. The existing apartment buildings at 111 & 141 Davisville will not be demolished.

Will the existing buildings at 111 & 141 Davisville be torn down?

No. The existing buildings at 111 & 141 Davisville will not be torn down as part of this proposed development.

What are the plans for the site?

The proposed plans include a 33-storey condominium, inclusive of a 6-storey podium. The existing underground parking at 141 Davisville would become a part of the re-designed underground.

What will happen to the underground parking at 111 & 141 Davisville if the proposal is approved?

The underground parking that exists at 141 Davisville would be altered as part of the development. The underground parking will be closed during construction. The plan includes demolishing large portions of the garage and rebuilding it to accommodate the new development. Accommodations would be made for tenants who currently use the parking garage during the construction period.

The parking at 111 Davisville would not be affected by this proposed development.

Was there another application for this site a few years ago?

Yes, in 2017 there was another application for the lands at the southwest corner of Pailton & Davisville. Provincial and local policies guiding development in the Davisville area, as well as the site context, have changed since 2017. We believe that Toronto and the GTA need more housing and that locations such as Davisville, with excellent transit service and community infrastructure, are the ideal place for infill development and an environmentally sustainable choice. 

What stage in the process are you at?

Our Zoning By-law Amendment application was approved by Toronto City Council in February 2024. The next steps would be the Site Plan Approval process, which will undergo additional review before any construction could occur.

If approved, when could construction start?

Our next step in the application process is the Site Plan Approval process. While we cannot offer a guarantee on timing, we anticipate that there are 12 to 18 months before all the necessary permits are received.
